Negotiation-based debt resolution
Going to court over unpaid rent can cost you more in court and lawyers' fees than your tenant owed you in the first place. While not all debts can be settled without litigation, avoiding court can help you:
  • Save the time and expense of going to court
  • Avoid costly retaliation from angry debtors, such as
    • Counter-filing under the Tenants' Protection Act
    • Turning other tenants against you
    • Damaging your property
Our Collection Officers are persistent and experienced, and are able to settle 97% of our cases out of court within two months. And since we don't get paid until you do, you can be sure we are working hard to retrieve your money quickly.

Court-based debt resolution
Sometimes out-of-court negotiation is not enough and taking your tenant to court is the only option. At the Ontario and British Columbia Tribunal, all tenants have access to legal aid - paid for by taxpayers - but there is no one mandated to represent landlords in court.

Our experience shows that if you represent yourself in court, you have a 90% chance of failure. If you have professional legal representation, however, you have a 90% chance of success.

Many landlords have lost in court simply because they hadn't filled out a form properly, or because they weren't aware of a legal precedent that could have supported their claim.

Our Collection Officers have many years of experience at the rental housing Tribunals, have access to a knowledge base of legal precedents that are likely to affect the outcome of your case, and possess an in-depth knowledge of the Residential Tenancy Act and the laws governing landlords and tenants. It's no wonder we have an excellent success rate in court.

Don't take a chance representing yourself - make a safe bet instead. Call Suite Collections.

Locating missing debtors
Even a court judgment in your favour can't help you if your former tenant has skipped town, and locating someone who does not want to be found is no small task.

With a combination of persistence, database expertise and serious legwork, our Collection Officers have a reputation for being able to track down even the most evasive debtors.

You don't have to give up just because your tenant has gone into hiding - contact Suite Collections and start tracking down your debt today.

Debt registration
Debtors have been known to go to great lengths to avoid paying the money they owe. From working under the table and hiding funds to quitting work and even skipping town, some debtors will do almost anything to hold on to your money.

Suite Collections can register the money you are owed with Equifax and TransUnion, Canada's credit reporting service. Debts registered with Equifax and TransUnion affect a person's credit rating, leaving evasive debtors unable to obtain a loan or mortgage until their debt is cleared, and making a compelling incentive to settle their account with you.

Obtaining and enforcing a judgment order for eviction
A non-paying tenant can make it difficult to show your unit to prospective tenants... after all, who would commit to a rental unit that may not be ready for near-immediate occupancy?

Suite Collections can help you obtain a judgment order for eviction, file that order with the Sheriff, and ultimately recover possession of your property.
